Repair and Replacement Project

This process is for smaller projects that don’t need architectural plans or design work.

Repair and Replacement Project

This process is for smaller projects that don’t need architectural plans or design work.

Maybe you need new windows or doors, maintenance free siding, new roofing, different flooring, a custom built-in, a new deck or just the replacement of an existing deck. We can help!

There is typically no charge for this process, assuming no plans and specification are needed to price the work.

What to expect with the Repair and Replacement Projects Process:

When we meet together, we will discuss your project with you to explore what you have in mind.

Before we schedule an on-site visit to your home we will make sure you know how this process works and agree on a meeting agenda so we can both get prepared and ready for a productive first visit together.

Examples of topics Golden Eye may decide to include in our meeting agenda to assist you:

Why you want to do your project, the true purpose?

Have you ever experienced a remodeling project before and if so, how did it go?

What needs to work better or be different about the project and or the experience?

Have you done any research as to what the cost of the scope of work might be?

Do you have examples, sketches or pictures of what you hope to accomplish?

Talk about your budget for the project to make sure it is realistic.

Discuss how you plan on making decisions before and during your project.

Discuss how you plan on ultimately making the decision about which remodeling company you will partner with.

Examples of questions you may decide to include in our meeting agenda to assist you:
  • Can you help us decide which product(s) we should use?
  • Can you help us establish a realist budget?
  • Can you tell us how the work will affect us and our ability to live in our home during construction?
  • Will my project need permits?
  • Will you be able to tell us how long the project will take?
  • How do you handle progress payments?
  • How are change orders handled?

How we do business

Project Development Agreement
What is very different about this process as compared to what other contractors and design professionals may offer is that both the scope of work and a realistic budget are agreed upon before any architectural or design work is started.

Project "Specifications" Development Agreement

If you have had plans from an outside Architect we can help you to develop your project for Golden-Eye Construction to build by our Project Specification Development Agreement.  Your plans will still need to be finished by adding all your product specifications.

REPAIR AND REPLACEMENT PROJECT

Golden-Eye Construction does projects from big to small.  Maybe you just need some windows or doors, siding, roofing, replacing a deck in kind, just to mention a few.  We can help you.

The first question we ask is, do you have your own plans, or would you like for us to design and manage your project for you.

On-Site Meeting

If you choose to go forward with our On-Site Visit Meeting, we will schedule a mutually convenient time to meet with you at your home to see and discuss your project further.

This visit will help both of us identify any project related details to consider as part of the scope of work for your project and establishing a realistic budget.

After discussing the scope of work, budget and seeing any photos/images you may share with us, we will take that information back to our office to prepare what we call our Preliminary Opinion of Cost (POC).  Depending on our current office workload, as well as the scope of your project, it can take between two and seven days to prepare the POC.

Moving from Preliminary Opinion of Cost to Fixed Price Proposal.

After the on-site visit we will review and discuss your project and scope of work with the right people on our team to figure out if and or how your scope of work can be completed within your budget.

Once we have assembled the POC for you project we will reach out to you to set up a mutual agreeable time to have a call to discuss your POC and the project.  If at this time we do not find your budget is adequate to fit your scope of work, we may offer you some suggested options for altering your scope of work to fit with your budget.

The true benefit is that you are in full control as to whether you want to partner with Golden Eye Construction, change your scope of work and/or raise your budget.

If our solution does fit into your project budget we will ask if you would like to partner with Golden Eye on the project.  If the answer is yes we then prepare and present you with a detailed fixed price proposal and project payment schedule.

Keep in mind we are continually adding work to our busy schedule.

Although we are happy to discuss our current availability with you as we explore your project, we will not be able to give you or commit to an exact start and substantial completion date until our proposal and contracts are signed and the required acceptance deposit has been received.  This is required before your project will be added to our schedule.
